Experience Invest launches platform to buy and sell rental properties

Experience Invest has announced the launch of Yieldbase – an online platform dedicated to the buying and selling of income-generating rental properties.

The platform allows existing and prospective landlords to acquire and sell a range of investment properties, ranging from student accommodating to residential buy-to-let and commercial blocks.

Yieldbase is one of the first platforms in the UK to offer property investors the opportunity to purchase and list full-managed rental properties. With a focus on new-build properties, each building listed on Yieldbase comes furnished and run by a management company, which is responsible for maintenance and arranging tenancy agreements.

The platform also ensures investors that hold buy-to-let property are able to liquidate their asset, by connecting sellers with buyers and therefore providing landlords with a clear exit route.

Experience Invest developed Yieldbase after finding that 25 per cent of UK investors are currently locked into investments they cannot liquidate, while 80 per cent are demanding greater transparency surrounding exit strategies.

The properties listed on Yieldbase are located in the UK’s most popular buy-to-let locations for capital growth and rental yields, including Luton, Liverpool, Leeds and Manchester. Prices start from £60,000 and offer net yields of up to 8.3 per cent per annum. Potential buyers can also arrange to view properties directly through the platform.

Commenting on the launch, Yieldbase director Jerald Solis said: “The UK’s buy-to-let market has long been sought after by both domestic and international investors. The launch of Yieldbase is going to simplify the marketplace – it will connect buyers and sellers of income-generating properties on a transparent, easy-to-use platform.

“For buyers, Yieldbase boasts the added convenience of all its listed properties being fully-furnished and run by a management company, removing the costly and time-consuming processes of maintaining the property and finding tenants. This means they can enjoy the perks of being a property investor without the day-to-day hassle of being a landlord.”
