Our latest refresh is one of our most comprehensive yet. We’ve introduced new lending categories, smarter affordability measures, and expanded propositions that reflect the evolving realities of homeownership today, from globally mobile professionals, to high earners, to families pooling resources.

Building on success: four key additions

Tiered LTI Matrix. Because not every borrower fits into one box. Our new tiered approach offers LTIs up to 5.5x income across Residential and Self Build, meaning your clients could borrow up to £39k more at 85–90% LTV, and up to £76k more below 85% LTV.
Expat Residential. A new route for UK nationals working abroad who wish to reconnect with UK lending, even when their family remains in the property. It’s lending designed for the globally mobile.
Premier Income. For clients earning £150k+, we’ve introduced uncapped LTIs and loans up to £5m. A flexible, considered approach for those whose financial profiles require more than a one-size-fits-all solution.
Expanded JBSP. Pooling income is an increasingly important way for families to sustain homeownership in today’s market. That’s why we’ve expanded our Joint Borrower Sole Proprietor (JBSP) proposition:
o Now available not just for first-time buyers, but also home movers and remortgages
o Support from up to two additional incomes now allowed
o Crucially, terms are based on the owner occupier’s age when supporters are under the age of 70 at application
o This added flexibility helps parents, adult children, and divorced or separated partners work together to keep homeownership within reach.

Plus, enhanced affordability across the range

We’ve reduced stress rates and updated affordability calculations in line with ONS cost-of-living data, unlocking up to £25k more borrowing. We’ve aligned our Owner Occupied range with our Contractor and Self-Employed criteria, and expanded Professional Income Boost to include more qualified self-employed clients.
